Description

General Services Administration (GSA) seeks to lease the following space:

State: Puerto Rico

City: San Juan

Delineated Area:

West: Go southwest on PR-5 to PR-174. Then Go Southeast on PR-174 to the intersection with PR-177.

South: Go east on PR-177 to PR-20 and continue northeast to the intersection of PR-17. Continue northeast on PR-17 until PR-25.

East: Go north / northwest on PR-25 and then on PR-1, Munoz Rivera Expressway, to the interchange of PR-22.

North: Go west on PR-22 to the interchange of PR-5.

Minimum Sq. Ft. (ABOA): 12,243 sq ft

Maximum Sq. Ft. (ABOA): 12,855 sq ft

Additional Requirements:

  • The space cannot be located on the first floor or below. If top floor space is being offered, the rooftop access must be located within the leased space.
  • Outside roof space shall be required for the installation of a 22’ antenna (to be supplied by ATF).
  • The base station should be located as close to the antenna as possible in a roof top equipment room where available.
  • The dedicated AC outlet and an earth ground (central building ground) connection shall be located within 3’ of the base station location.
  • Must be more than 1,000 feet from residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics and/or day care facilities.
  • 24/7 access to the space is required.

Action: Choose whether or not a fully serviced lease is required.  Also choose 1-PERCENT-ANNUAL-CHANCE floodplain (formerly referred to as “100-year” floodplain) unless requirement is identified by agency as a critical action.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the [1-percent-annual chance/0.2-percent-annual chance] floodplain (formerly referred to as [“100-year”/“500-Year”] floodplain).
