Description
General Services Administration (GSA) seeks to lease the following space:
State: Alabama
City: Birmingham
Delineated Area: Central Business District of Birmingham:
North: 11th and 12th Avenue North
East: RR Tracks, 32nd Street North, and US Highway 280/31
South: 10th, 11th, 12th Avenue South
West: I-65 and 8th Street South

Additional Requirements:
- Three groups to occupy the space - offered space needs to be contiguous in the following blocks of SF:
1) 1,830 ABOA SF;
2) 1,650 ABOA SF;
3) 550 ABOA SF.
- Offered space on a single floor is required.
- The Space shall be located in a modern quality Building of sound and substantial construction with a façade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences.
- Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space.
- Ceilings shall be at a minimum 9 feet and 0 inches and no more than 12 feet and 0 inches measured from floor to the lowest obstruction. Areas with raised flooring shall maintain these ceiling-height limitations above the finished raised flooring.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual-chance floodplain (formerly referred to as “100-year” floodplain).
The U.S. Government currently occupies approximately 3,550 ABOA SF of office and related space in a building under a lease in Birmingham, AL. The Government has identified a need for 480 ABOA SF of expansion space and is considering alternative space for the total requirement of 4,030 ABOA SF if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
