Description

U.S. GOVERNMENT

General Services Administration (GSA) seeks to lease the following space:

State: Michigan

City: Redford

Delineated Area: Wayne County, MI (see attached)

Minimum Sq. Ft. (ABOA): 22,708

Maximum Sq. Ft. (ABOA): 23,843

Space Type: Warehouse/Light Industrial/Flex

Parking Spaces (Total): 36 secured

Full Term: 15 years Firm Term: 10 years

Additional Requirements: Subleases will not be considered.

The Government will consider existing buildings, as well as new construction. If new construction, permits must already be in place.

The Government will have access to the space 24 hours a day, 7 days a week.

Space shall be contiguous on one floor and have potential for an efficient layout.

Entire space shall be air conditioned.

Minimum ceiling clearance in the warehouse of 15'. Minimum column spacing of 25' CTC is required.

The building shall be fully sprinklered.

The building must have at least one 14' high by 12' wide electrically operated overhead coiling garage door. The garage door entry must be at grade level or include a ramp for drive-in access to the warehouse.

Warehouse space (appx. 19,000) requires minimum 15’ ceilings Access to the building should be large enough to accommodate large, long, tall, heavy vehicles.

For reference purposes vehicles could be approximately 45’ long and the entrance to the storage area must accommodate maneuvering of vehicles of this magnitude.

The building shall be single story; however a two-story building will be considered if the Agency occupies the first and second floors and the building meets ADA/ABAAS requirements.

Buildings with tenants above or below the agency are not acceptableThe building should be located away from churches, childcare facilities, shopping centers, and schools, residential areas, power plants, electrical transformers, major power lines, farms, night clubs and bars. In addition, the building/site cannot be located less than 1,000 feet from Railroad tracks.

Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.

Expressions of interest must be received in writing no later than May 31, 2022, at 5:00 PM EST, and must include the following information at a minimum:

• Building name and address;

• Location of space in the building and date of availability;

• ANSI/BOMA Office Area (ABOA) square feet offered AND Rentable square feet offered;

• Scaled floor plans (as-built) identifying offered space;

• Evidence of ability to meet the required occupancy date of February, 2024;

• Name, address, telephone number, and email address of authorized contact.

• All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submission received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received which also must be submitted prior to the Expression of Interest Due Date. In case where an agency is representing multiple ownership entities, broker must submit written acknowledgment/permission to represent multiple interested parties for the same submission
