Description

General Services Administration (GSA) seeks to lease the following space:

State: CA

City: Camarillo

Delineated Area:

North: W. Ponderosa Drive to N. Adolfo Road to Adolfo Road;

South: U.S. Highway 101

East: Conejo Creek

West: Springville Drive

Minimum Sq. Ft. (ABOA): 18,777 

Maximum Sq. Ft. (ABOA): 19,752 

Space Type: Office

Parking Spaces (Total): As required by code.

Parking Spaces (Non-Reserved): Parking to local code, or in the absence of local code, a minimum of 4 parking spaces for every 1,000 rentable square feet of space.

Full Term: 10 years

Firm Term: 5 years

Option Term: One option to extend for a 2 year period.

Additional Requirements:

  1. Offered space may be contiguous on the ground floor. If other than ground floor, a minimum of one (1) elevator must be available. If non-contiguous, the TAC unit requires a minimum of 2,428 ABOA-SF and prefers the ground floor; the remaining space may be located on the ground floor or elsewhere within the building and may be more than one block of space provided that they are adjacent to each other, separated only by a building common corridor or are vertically contiguous to the other blocks of offered space. Non-contiguous space must be provided with a secure pathway (route) for connectivity between IRS spaces. Wiring must be secured in metal conduit or risers with bushings. If space is on more than one floor, adjacent floors are required;
  2. Telecommunications rooms and closets (MDF and IDF) should be stacked for efficient and secure vertical distribution of cabling;
  3. Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); and size, number and placements of columns (columns must be at least 20ft from any interior wall and from each other, and be no more than two feet square);
  4. Space to be located within two (2) city blocks from a primary or secondary street with access to regularly scheduled public transportation within approximately ½ mile;
  5. Adequate eating facilities shall be located within the immediate vicinity of the building, but generally not exceeding a walkable ½ mile, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the building, but generally not exceeding one mile, as determined by the LCO;
  6. Janitorial services to be provided between the hours of 7:00am and 4:00pm, Monday through Friday, except federal holidays;
  7. In addition to receiving a proposal for the requested lease term, an Offeror may submit an alternate proposal for a term of 10 years / 8 years firm if those terms are more favorable to the Government. The Government may accept or reject the alternate proposal at its sole discretion.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 100 year flood plain.
