Description
Modification 1 (03/15/2023)
The SAM advertisement dated 02/02/2023, is hereby modified to modify the requested square foot, modify the requested parking, add termniation rights, update the additional requirements, extend the expressions of interest due date, extend the estimated market survey date, update the estimated occupancy date, modify the expressions of interest government reciepient, modify the government point of contact, and remove any attachments/links to the advertisement.
Minimum Sq. Ft. (ABOA): 2,596 ABOA SF Minimum
Maximum Sq. Ft. (ABOA): 2,725 ABOA SF Maximum
Maximum Sq Ft (RSF): 3,115 RSF (Not to Exceed)
Parking Spaces (Total): Twenty-one (21) surface parking spaces
- Three (3) reserved surface parking spaces for government official vehicles. (May be staged in the secure ware yard)
- Eighteen (18) unreserved surface parkign spaces for employee and producer vehicles.
- Two (2) of the parking spaces shall be large enough to accommodate large, farm-type vehicles (i.e., Semi Trailers or Grain Haulers with a Weight Load up to 80,000 lbs and a paved access road to parking area).
- The parking spaces shall be either on site or publicaly located within 1/4 walkable mile (1,320 feet) of the public entrance of the Premises.
- The parking lot(s) shall have pull-through capabilities and shall not be obstructed by adjacent building/ tenant usage or through traffic.
Termination Rights: The government shall have the right to termination the lease after the exipration of the firm lease term upon 120-days written notice.
Additional Requirements:
- 1,200 square feet secured ware yard, either attached to the building or located within the parking lot.
- The space offered, its location, and its surrounding areas must be compatible with the governments intended use.
- Space will not be considered where any living quarters are located within the building.
- Space shall not be located near establishments whose primary operation is the sale of alcoholic beverages, firearms sold/ discharged, or where there are tenants related to drug treatment or detention facilities.
- Subleases are not allowed.
- First floor space is preferred. Office space must be contiguous and continuous, on one floor. If space offered is above the ground level or first floor, then at least one (1) accessible elevator will be required.
- The Government will have access to the Space 24-hours a day, 7-days a week. Normal hours of operation are Monday through Friday 6:00 AM – 6:00 PM (excluding Saturdays, Sundays, and Federal Holidays).
- Offered space must meet the Government’s requirements for fire safety, accessibility, seismic, and sustainability
standards per the terms of the Lease. - A fully serviced lease is required. All services, janitorial services, utilities shall be provided as part of the rental consideration.
- Offered space shall not be in the 100-year flood plain. This includes but is not limited to the building, parking lot, site, or ingress/ egress points to the site.
