Description

Project/Solicitation Number: 2NY0825 - General Services Administration (GSA) seeks to lease the following space:

State:  New York

City:  Jamaica, Queens

Delineated Area:  

North: Intersection of Lefferts Boulevard and South Conduit Road heading East to Rockaway Boulevard then heading east to Brookville Boulevard;

West: Lefferts Boulevard;

East: Head of Bay;

South: Jamaica Bay.

Minimum Sq. Ft. (ABOA):  115,917 ABOA SF

Maximum Rentable Sq. Ft.:  140,000 RSF

Space Type:  Office and Special Space

Parking Spaces (Total):  208

Parking Spaces (Reserved &  Secured):  208 on-site surface/outside parking spaces reserved for the exclusive use of the Government

Additional Requirements:

  • Must be located in a Class B or greater office building.
  • Building elevators cannot open directly into offered space.
  • A portion of the offered space will be used for dog kennel purposes.
  • A secure main building lobby with 24/7 security presence.
  • Regular access to freight elevator and loading dock.
  • In the event that a single occupancy tenancy is offered, then the offered location must allow for the installation of a perimeter barrier security system consisting of fences, gates, walls, and other types of physical barriers. In the event that a single occupancy tenancy is not offered, then the offered location must allow for the installation of a perimeter barrier security system consisting of fences and gates surrounding the offered secured parking area.
  • The offered location must allow for the installation of a satellite dish and/or radio antenna.

Offered space must be able to meet Government requirements contained in both Prospectus PNY-03-QU19 and in the RLP/Lease to be issued, including but not limited to requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 100 year flood plain.

Expressions of Interest must include the following information at a minimum:

  1. Building name and address and location of the available space within the building.
  2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced.
  3. ANSI/BOMA office area (ABOA) square feet offered and rental rate per ABOA square foot, fully serviced.
  4. Date of space availability.
  5. Building ownership information.
  6. Amount of parking available on-site and its cost. Include whether the expected rental rate includes the cost of any offered parking.
  7. List of building services provided.
  8. Floor plans (as-built) identifying offered space.

Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
