Description

The Department of Veterans Affairs (VA); Readjustment Counseling Service (RCS) is proposing to lease a minimum of 4,230 ANSI/BOMA Office Area (ABOA) and maximum of 4,750 ANSI/BOMA Office Area (ABOA) of medical space for a Vet Center in Temecula, CA.  The space shall be in a quality building, constructed of sound and substantial construction, and shall be compliance with Federal laws and Regulations governing federal leases, building and fire codes, and the American with Disabilities Act (ADA). In addition, the space offered must be either new, new construction, modernized building, or one that has undergone restoration or rehabilitation for the intended use. All design and construction shall meet the most current VA standards. Lease should be full service. On-site parking for 20 vehicles is required. The term should be 20 years, (10) years firm with a (10) year soft term.

To be considered, space must be within midland and bordering a delineated area as follows:

NORTH BOUNDARY: INTERSECTION OF DATE STREET AND WINCHESTER CREEK AVE/WILLOWS AVENUE

SOUTH BOUNDARY: INTERSECTION OF WINCHESTER RD AND YNEZ RD TO DATE ST

EAST BOUNDARY: INTERSECTION OF WILLOWS AVE AND N. GENERAL KEARNY RD TO NICOLAS RD

WEST BOUNDARY: INTERSECTION OF YNEZ AND DATE ST TO INTERSECTION OF DATE ST AND WINCHESTER CREEK AVENUE

Offerors must provide evidence that properties are outside the 100-year flood plain.
