Description
General Services Administration (GSA) seeks to lease the following space:
State: North Carolina
City: Greensboro
Delineated Area:
North: At the intersection of Greensboro Urban Loop and W Market Street, proceed east on W. Market Street until its intersection with United Street. Proceed east on United Street until its intersection with S. Holden Road
South: Proceed west on W. Gate City Boulevard until its intersection with the Greensboro Urban Loop. Rd., E National Cemetery Rd, 301, 51
East: Proceed south on S. Holden Road until its intersection with W. Gate City Boulevard
West: Proceed north on the Greensboro Urban Loop until its intersection with W. Market Street
Minimum Sq. Ft. (ABOA): 11,422 SF
Maximum Sq. Ft. (ABOA): 11,993 SF

Additional Requirements:
- Offered space shall be on one floor.
- Offered space must be on the 2nd floor or higher.
- The Government shall have the right to relocate exterior penetrations for security concerns.
- The Government shall have the right to mount roof antennas.
- The government security team will evaluate each site on a case by case basis, if the site has the possibility to meet the agency’s security needs.
- Offered building must have a loading dock area with direct access to a designated elevator capable of being reserved for deliveries.
- Offered building must be capable of meeting Facility Security Level (FSL) III requirements, as determined by the Government in its sole discretion.
- The following entities must not be collocated with DEA spaces.
- A. Federal, State, and local agencies whose primary clientele are involved in or have ties to criminal elements.
- B. Private firms whose primary clientele are involved in or have ties to criminal elements.
- C. Agencies providing probation and/or parole services
- D. Agencies providing drug abuse counseling/rehabilitation programs
- E. Agencies providing social services
- F. Halfway houses
- G. Residential units
- DEA building entrances/exits cannot be located within close proximity (minimum 1,000 walkable feet) of certain locations, which include but are not limited to:
- A. A Drug-free zone.
- B. Schools
- C. Areas where drug activities are prevalent.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as the “100-year” floodplain).
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Expressions of Interest Instructions/Requirements:
Pease provide the following basic information and descriptions pertaining to the building you propose for consideration.
All submissions should include the following information:
- Building name and address;
- Name, phone number, and email of offeror’s representative;
- Floor plan that identifies the available space, ABOA and RSF measurements, and floor upon which the space is available;
- Site plan depicting the amount of parking available on-site and location of offered reserved spaces;
- Evidence that offered space meets or can meet the other specific requirements identified herein; and
- Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
