Description
U.S. GOVERNMENT
General Services Administration (GSA) seeks to lease the following space:
State: Nevada
City: Las Vegas
Delineated Area: North – Highway 95 / Interstate 515
East – N. Maryland Parkway
South – E. Charleston Blvd
West – Interstate 15
Minimum Sq. Ft. (ABOA): Block A -15,843 ABOA
Block B – 1,955 ABOA
Total Space – 17,798
Maximum Sq. Ft. (ABOA): Block A – 17,427 ABOA
Block B – 2,151 ABOA
Total Space – 19,578
Space Type: Office
Parking Spaces (Total/Reserved): 8
Full Term: 240 months
Firm Term: 180 months
Additional Requirements: • Two blocks of space are required using the above referenced minimums and maximums: Block A and Block B. Both blocks are required to be within the same building but are not required to be contiguous.
• Ceiling height minimum shall be 9’ clear throughout
• The minimum acceptable floor plate size is 15,000 ABOA square feet.
• Columns shall be spaced with a minimum of 25’ on center with column furring not exceeding 12” on any side. This does not apply to columns at the exterior walls, or to the distance between an interior support column and the building core or exterior. Column spacing must be acceptable to the LCO.
• Offered space must be contiguous per block both vertically and horizontally (i.e. all of Block A must be contiguous to Block A, all of Block B must be contiguous to Block B)
• Offered space must be above grade
• Public transportation must be available within ½ mile to the front door of the building
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance/0.2-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). Expressions of interest must include the following information:
• Address and location of the building or site being offered
• ANSI/BOMA office area (ABOA) square feet to be offered
• Floorplan(s) of the space being offered (in PDF and .DWG) showing:
• The location of Blocks A and B within the building
• That the minimum floorplate size is (or will be) met
• That the column spacing requirements are (or will be) met
• Amount of parking available on-site
• Evidence of compliance with public transportation requirements
Interested respondents may include owners and representatives with the exclusive right to represent owners. Representatives of owners must include the exclusivity agreement, representative letter, listing contract or other executed agreement granting the exclusive right to represent the owner with their response to the advertisement.
