Description

Carroll, Iowa The U.S. Department of Veterans Affairs Seeks Expressions of Interest for 7,293 Net Usable Square Feet for a Medical Clinic in Carroll, Iowa (if advantageous to the government) (the VA intends to sole source a succeeding lease with incumbent lessor) The U.S. Government currently occupies Medical Clinic in a building under lease in Carroll, IA that will be expiring. The Government intends to procure a succeeding lease with the current lessor and remain in current lease space but is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things; the availability of alternative space that potentially can satisfy the Government s requirements, the cost likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers may be issued by the Department of Veterans Affairs at a later date. The space to be leased shall be a: Minimum Net Usable Square Foot (NUSF/ABOA):  7,293 Maximum Rentable Square Foot (RSF): 9,805 To receive consideration, submitted properties must be located within the following area described below, which is bound by the following roads, or must front on any of the following boundary lines: Bounded on the North: West 18th Street Bounded on the South: Highway E37 Bounded on the West: Highway 71 Bounded on the East: Grant Road To submit an alternate location, your submission must be received no later than 12:00pm (CST) on March 13, 2023. Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space to include an estimated fully serviced cost per SF, as well as estimated cost required for improvements to space to comply with VHA medical PACT model.
