Description

General Services Administration (GSA) seeks to lease the following space:

State:  Connecticut

City:  Norwalk

Delineated Area:  City of Norwalk

Minimum Sq. Ft. (ABOA):  29,622

Maximum Sq. Ft. (ABOA):  31,103

Space Type:  Office, Storage, Other

Parking Spaces (Total):  Two (2)

Full Term:  Fifteen (15) Years (180 Months)

Additional Requirements:

  • As a Federal Government entity, and due to security concerns, the Agency cannot be co-located with or adjacent to entities such as cannabis dispensaries and abortion clinics.
  • New Construction: Not acceptable, offered space must be existing construction and meet minimum ABOA requirements.
  • Lower level space is preferred.
  • Offered space must be contiguous without being split by a public corridor; over a maximum of two (2) floors.
  • If the offered space is above the 1st  floor, a minimum of two (2) elevators are required, one of which may be a freight elevator. One elevator must be able to accommodate a piece of equipment that weighs 800 lbs. Interior elevator dimensions must be a minimum of the following dimensions: Width = 4’ 11” / Length = 6’ 6”.  The elevator door must have a minimum opening height of 7’ and width of 3’ 5”.   Craning of equipment into the proposed space is not acceptable given the sensitivity of the internal parts.
  • Access to a loading dock is required.
  • Level 3 Security Requirements, including armed guards and secured storage for firearms, will be required.
  • Access to commercial parking within a walkable ¼ mile of the offered building.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced is required.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
