General Services Administration (GSA) seeks to lease the following space:

Space offered must be single storied.
Lessor shall provide parking for at least two EV vehicles with adjacent utility charging station(s) and connectivity.
Parking should be fenced with Restricted Access (Card Key Capabilities).
Loading Dock or Alternative Warehouse Minimum 1,000 sq. ft. (approximately 20’ x 50’sq ft.) (which includes lot office scheduling room portioned off-With closeable and lockable door)
Space Requirements:
Laboratory Needs:
- restricted access with card key capabilities;
- entry double door entry, pocket doors or swing doors preferred;
- positive air flow and separate ventilation to outside;
- sloped floor and gutter drains along the center or mid-center of the room;
- overhead direction ceiling fans and retractable outlets;
- Water hose spigot for floor wash down; and
- Wall or overhead retractable water hose reel near water hose spigot.
Sensory booths within the laboratory needs:
- 10 to 15 partitioned sensory booths of smooth, non-porous material easy to clean;
- open flow designed to allow sensory booths and traffic flow from booth to booth;
- positive air flow and separate ventilation to outside;
- floor drain; and
- stainless steel sink and counter.
Main office Laboratory areas should include:
- stove with ventilation hood;
- stainless steel sinks (4 desired);
- dishwasher with disposer, and trash compactor/disposer; and
- be adjacent to the freezer, cooler, and ice machine room.
- Office space should be adjacent freezer, cooler and ice machine room.
- Need 24hr secured parking with security cameras with retrievable data.
- Backup generators for inspection coolers, freezers, and offices.
- Dumpster location and design:
- located in an area which will not cause off odors to penetrate building;
- include outside water spigot with anti-siphon backflow protection for water hose; and
- Include ground Gutter Drain located near the dumpster, for wastewater drainage during dumpster cleaning activities.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain.
