Description
General Services Administration (GSA) seeks to lease the following space:
State: Puerto Rico

Delineated Area:
North - From Bulevar del Valle to Av. Luis Muñoz Rivera.
East - From C. Reverendo Gerardo Dávila to Av. de la Constitución to C. Capitán Berreteaga to C. Coconut Palm to C. Valdés.
South - From C. Comercio to C. Marina to Av Manuel Fernández Juncos.
West - From C. Tizol to C. del Recinto Sur to C. de La Cruz to C. de Tetuán to C. del Cristo to C. de San Francisco to C. Clara Lair to Caleta de las Monjas to C. del Morro.

Additional Requirements:
- The US Trustees shall be provided with one (1) structured parking space in the building it occupies when the office space is for the District Office only and shall be marked “RESERVED” for use by the Assistant U.S. Trustee (AUST).
- The building must have a secured lobby and the office must have a separate entrance from the public corridor for the office area and meeting room suite.
- Office and Support Space located on one (1) floor, above ground level, and in contiguous space is a first and foremost priority. Non-contiguous space may be considered, as an alternative. Final space determination and acceptance is subject to the approval by the Executive Office for United States Trustees (EOUST).
- Access to public bus and/or rail transportation is required and shall have a stop within two (2) blocks.
- A loading dock and freight elevator are required.
- The building shall have a secured lobby (i.e., have a security guard/station).
- Other than the main entrance to the suite for the public, a secondary entrance/ emergency egress is required.
- Access by the USTP staff to the building/ Office and the utilities for the use of office equipment (i.e., lighting, power, etc.) shall be provided and made available during other than normal hours of operation, at no additional charge. Building mechanical systems (HVAC), during other than normal hours of operation, shall be made available upon request and only with advance approval and funding from the Executive Office for US Trustees.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required.
Offered space shall not be in the 100 year flood plain. If the offered location is in a 100-year or 500-year flood plain(s), additional requirements and approvals shall be required prior to accepting a potential offer.
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
