Description

Expressions of Interest Sought Requirement: The US Department of Veterans Affairs (VA) currently occupies 29,000 contiguous net usable square feet (NUSF) of warehouse and related space in a building under lease in Carolina, Puerto Rico, that will be expiring. The VA intends to Sole-Source a lease to the owner of the building in order to continue occupancy. The lease term requirement is for a term of three (3) Years. The space must be available for occupancy by September 1, 2022. Space within or fronting on the following boundaries will be considered: North: Ocean South: Highway 199 & 861 East: Highway 188 West: Highway 693& 165 The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Please send expressions of interest to Javier Correa-Ochoa no later than 3:00 PM ET on June 7, 2022, to the following e-mail: javier.correaochoa@va.gov Expressions of Interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available and expected rental rate per rentable square foot, fully serviced ANSI/BOMA Office area square feet (ABOA) to be offered and expected rental rate per usable square foot, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Method of rentable space measurement Building ownership information Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building. List of building services provided. The Government is considering space if economically advantageous. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals.
