Description

                                          General Services Administration (GSA) seeks to lease the following space:

State:    TX

Minimum Sq. Ft. (ABOA):    35,000 office; 5,000 warehouse
Maximum Sq. Ft. (ABOA):    35,500 Office; 5,000 warehouse

Additional Requirements:    

1. The building must have a loading dock and a minimum of one overhead door.
2. The lease will be net of janitorial services 
3. Normal building hours will extend from 0600 to 1800 Monday through Friday, except for Federal holidays. 
4. One 200 SF Server Room will require 24/7 HVAC 
5. The Agency will post guards and install security cameras.
6. The space will include both private offices and open areas, 5 conference rooms, 2 break rooms, server room, file room, a warehouse/storage area with storage shelving. The estimated tenant improvement cost is $1,253,683.
7. Onsite maintenance or maintenance provided according to a service level agreement is required. 

 
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease (net of janitorial) is required.  Offered space shall not be in the 100 year flood plain.

The U.S. Government currently occupies office and related space in a building under a lease in Denton, TX, that will be expiring.  The Government is considering alternative space only if economically advantageous.  In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
