Description

General Services Administration (GSA) seeks to lease the following space:

State: New Jersey

City: Mays Landing and surrounding areas

Delineated Area:

North: From the intersection of State Road 50 (Cape May Avenue) and State Route 40/322 (Black Horse Pike), the Point of Beginning, travel East/Southeast along State Route 40/322 to State Route 9 (New Road).

East: Travel Southwest along State Route 9 to Mays Landing Road (Atlantic 559).

South: Go West on Mays Landing Road to Somers Point Road/Atlantic 559.

West: Continue North/Northwest along Somers Point Road/Atlantic 559 to River Drive/Atlantic 617. Go West on River Drive/617 to Harding Highway (State Route 40). Travel North along Harding Highway to State Road 50 (Cape May Avenue). Continue North on State Road 50 to the intersection with State Route 322 (Black Horse Pike), the Point of Beginning.

Additional Requirements:

  • The Government shall have access to the space 24 hours a day, 7 days a week.
  • The space will include both public-facing and secure employee areas. Public contact functions should be located on the first floor, wherever possible, and must be physically separated from other Government employee office space. 
  • Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. A test fit may be required.
  • Public transit shall be available.  Please provide a transit map showing the public transit serving the location.
  • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative.
  • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date.
  • In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement / permission to represent multiple interested parties for the same submission.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).

At this time, the Government is only considering existing buildings, and will not consider new construction options.

Expressions of Interest (EOIs) must be received in writing no later than December 06, 2024 by 5:00PM EST, and should include the following information at a minimum:

  • Building name and address
  • Location of space in the building and date of availability
  • Rentable Square Feet (RSF) offered and full-service rental rate per RSF
  • ANSI/BOMA Office Area (ABOA) square feet offered and full-service rental rate per ABOA SF
  • Floor plans (as-built) identifying offered space and building elevation plan to scale
  • Provide site map demonstrating the property lines
  • Name, address, telephone number, and email address of authorized contact
