U.S. GOVERNMENT

General Services Administration (GSA) seeks to lease the following space:

Starting at the intersection of I-476 and US-1, travel north on US-1 to US-13. Travel north on US-13 to Levick Street. Travel east on Levick Street to the Tacony/Palmyra Bridge. Continue east onto NJ-73 to US-130. Travel south on US-130 to I-76. Travel west on I-76 to the Delaware River, following the Delaware River south to Crum Creek. Follow Crum Creek west to I-476. Travel west on I-476, ending at US-1. See attached map.

Additional Requirements:

  • The space requirement must include approximately 325 ABOA SF of office space. The ceiling height of this area shall be at a minimum 9’-0” measured from the floor to the lowest obstruction.
  • The remaining space must have a clear minimum ceiling height of 13’-4” measured from the floor to the lowest obstruction.
  • All space shall be contiguous.
  • The warehouse space must be located on the ground level or otherwise be able to facilitate vehicles driving in and out.
  • Space between columns and/or walls throughout the offered space shall be predominately no less than 12’ x 12’.
  • The warehouse area must have a minimum live load capacity of 150 pounds per square foot.
  • The site offered shall be able to accommodate turning radii and drive lanes for deliveries via 72’ tractor trailer (AASHTO standard vehicle WB-67). The offer shall provide a visual diagram that illustrates how this requirement can be met.
  • The configuration of the site must be such that a 72’ tractor trailer can park fully off the public street to offload deliveries and within 500 linear feet of the nearest loading bay.
  • The facility and surrounding access drives shall be configured to allow efficient and safe vehicular circulation. Offered locations are subject to a site access evaluation by the Tenant for safety and security reasons, and if deemed unacceptable as a result, the building will be deemed as not acceptable.
  • Interested parties must provide the name of the buildings, address, location of available space, rentable square feet offered, rental rate offered, and contact information of an authorized representative.
  • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization of ownership to represent the owner(s) will not be considered until such time the documentation has been received, which also must be submitted prior to the Expression of Interests Due Date.
  • In cases where an agent is representing multiple ownership entities, the broker must provide written acknowledgement/permission to represent multiple interested parties for the same submission.
  • Tenant Improvement Allowance: $12.33 (rounded) per ABOA SF.
  • Building Specific Amortized Capital: $12.00 per ABOA SF.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
