Description
General Services Administration (GSA) seeks to lease the following space:
State: Florida
City: Homestead and surrounding communities
Delineated Area:
North: Coconut Palm Drive/SW 248th Street;
East: Biscayne Bay;
South: Palm Drive;
West: Krome Avenue.

Minimum Sq. Ft. (ABOA): 12,152

Space Type: Office
Parking Spaces (TOTAL): A minimum of 54 surface parking spaces must be available on-site.
Parking Spaces (Structured/ Secured, Reserved, Indoor): 20 structured/secured indoor parking spaces for GOV’s and a Sally Port
Parking Spaces (Surface/ Secured, Reserved, Indoor): 22 surface/secured outdoor parking spaces for GOV’s
Full Term: 15 years
Firm Term: 13 years
Additional Requirements:
Properties for consideration may not be adjacent to, or within close proximity of educational facilities, religious facilities, retail facilities or within a residential neighborhood.
- If space offered is not on the first floor, a minimum of two passenger or freight elevators must be provided, unless offered building is a single tenant facility;
- Offered space must be able to deliver two contiguous blocks of space (one consisting of a minimum of 5,929 ABOA SF and the other consisting of a minimum of 6,223 ABOA SF), or one contiguous block of space consisting of a minimum of 12,152 ABOA SF;
- Offered building must not be within 1,000 feet of schools, daycares, or hotels;
- Access required 24 hours a day, 7 days a week, 365 days a year;
- Secured parking for the GOVs will be required.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual-chance floodplain (formerly referred to as 100-year floodplain).
Additional requirements will be set forth when the RLP (Request for Lease Proposal) package is released.
Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement.
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
