Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 100 year flood plain.

SOLICITATION NOTICE SECURITY REQUIREMENTS ADDENDUM 

The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year.  The site shall have a minimum of 20 foot setback from the building envelope to all sidewalks,  access streets, parking lots, and adjoining streets; blast film on all exterior facing windows is  required. The Government shall determine if a fence is required based on a risk/vulnerability  assessment of the property. The Government shall have the right to mount roof antennas.  Contiguous space on a single floor is required. The Government shall have the right to relocate  exterior penetrations for security concerns.  

If the proposed site is a multi-tenant building, the other tenants shall not be retail and shall not  cater to heavy public use or heavy foot/vehicle traffic. A risk/vulnerability assessment of the  property will be conducted to determine if adjacency conflicts can or cannot be mitigated.  

Secure on-site or adjacent parking for five (5) Government vehicles is required either in the form  of an enclosed garage with reserved spaces and a 7’ minimum vehicle clearance, or an adjacent  surface lot with direct access to a building entrance and the capability of being secured with  fencing, CCTV, and access control devices. The fence requirement will be determined by the  Government based on a risk assessment of the property. A direct access pathway/route, with  minimum exposure to the general public, to the Government’s space from the parking area is  required. This can be achieved via the use of a secondary building entrance, such as a loading  dock, and a freight or passenger elevator with a lock-out feature. The proposed site shall have  at least two means of vehicular street access to prevent the possibility of entrapment.  

The Agency cannot be collocated with Federal, State, local Government Agencies, or private  firms whose primary clientele are involved with or have ties to criminal elements. Agency  cannot be collocated with schools, family medical practices, or service providers that cater to  children or young adults. Agency cannot be collocated with other agencies or entities providing  probation and/or parole services, halfway houses, behavioral treatment facilities, drug abuse  counseling/rehabilitation programs, and similar social service and welfare type programs.  Offered space and building entrances/exits are not to be located within line of sight, or the  vicinity of a school, day care center, or park.
