Description

General Services Administration (GSA) seeks to lease the following space:

State:  New York

City:  Central Islip

Delineated Area:

North - Northern Parkway to Route 106 North to Route 25 East to Route 454 East to I-495 East

South - Sunrise Highway

West - Wantagh Parkway

Minimum Sq. Ft. (ABOA):  23,178

Additional Requirements:

  • First floor preferred, but not required.
  • 50 Foot setback from building to all sidewalks, access streets, parking lots, and adjoining streets.
  • Space cannot be located within 300 walkable feet of schools, churches, and daycare centers.
  • 52 Reserved parking spaces must be located in a secured area.
  • 1 Oversized vehicle must be located in a secured area enclosed with a sally port.
  • Must have 24/7/365 access.
  • The Government shall have the right to relocate exterior penetrations for security concerns.
  • A separate secured path of travel to the Government space is required.
  • The building’s minimum point of entry or demarcation point shall not be located within the Government’s space.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 1-percent-annual chance/0.2-percent-annual chance floodplain (formerly referred to as “100-year”/“500-Year” floodplain).
