Public accessible parking and public transit stop(s) within 800 walkable linear feet of the public entrance of the building.

Must be visible or easily located from arterial street(s).

All contiguous space.  First floor is preferred.  If space is located above the first floor, requires minimum 2 elevators, one of which can be a freight elevator.  Back up generator is required for one of the elevators.

Space should not be located near establishments whose primary operation is the sale of alcoholic beverages, firearms, sold/discharged, or where there are tenants related to drug treatment or detention facilities.  Not immediately adjacent to active, freight carrying railroad tracks.

Standard “Class A” or “Class B” office space consistent with local market.

Complies with all applicable building codes.

Complies with accessibility standards as defined in the ADA, ABAAS, and UFAS.

Adaptable to an efficient layout as determined by SSA, the occupant Agency.

Consideration will include:

  • Contiguous space, all on one floor, not separated by common hallways or other areas.
  • No part of the offered space shall be below the ground floor.
  • No interior ramps.
  • Not more than twice as long as it is wide.
  • Regular shape, free of obstructions that hinder development of efficient space design, including but not limited to build out of public waiting area.
  • Columns at least 20’ apart (center to center) and 20’ from any interior walls.
  • Set back or site fencing requirements of 20-feet.

Asbestos free.

No history of water/moisture intrusion or mold growth.

NEC-compliant electrical distribution system sufficient to support all electric, data, and telecommunications systems requirements and specs.

ASHRAE-compliant commercial grade HVAC system.

Properly ventilated, code-compliant commercial grade plumbing system to support all break room and restroom requirements and specifications.

Potable water supply system (including piping, solder, and fixtures) meet EPA “lead-free” standard, manufactured in accordance with ANSI/NSF International Standard 61.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
