Description

Scope of Workfor Washrooms Restoration on 3rd Floor at the U.S. Consulate General Toronto


Demolition:

1. Remove and dispose of hallway door and frame to accommodate appropriately sized ABA entranceway to the washrooms

2. Remove and dispose of vestibule door in a manner that allows for proper installation of stainless-steel caps

3. Remove and dispose of 2 toilets

4. Remove and dispose of partitions around toilets

5. Remove and dispose of urinal when applicable

6. Remove and dispose of sink

7. Remove and dispose of floor and wall tiles

  8. Remove and retain the radiator cover for re-use in the renovated bathrooms.

3RD FLOOR HALLWAY WILL BE BOARDED OFF FROM THE BATHROOM AREAS BEING WORKED ON USING PLYWOOD for the duration of the project.

ACCESS TO THE CONSTRUCTION ZONE WILL BE THROUGH A LOCKABLE DOOR BUILT INTO THE END OF THE BOARDING.

WORK AREA WILL BE COMPLETELY SEALED AS TO RETAIN ALL DUST AND DEBRIS. Cleaning up of any dust and debris created from the construction activities will be responsibility of the contractor on a daily basis.

Construction:
 

1. Widen Hallway door opening to accommodate a 36" door and frame of appropriate thickness for the wall.

2. Install new wooden 36" hallway door with automatic door operator and 2 operating paddles, handicap/brail signage, frosted site glass, 5 1/4"w x 65"h and stainless-steel push plate on the outside, stainless steel plate and pull handle on the inside

3. The vestibule door opening to be capped off with brushed stainless-steel caps. Vestibule opening must be 36” wide.

4. Install new vestibule light

5. Cap off plumbing and remove terrazzo floor and replace with floor tile throughout the entire bathroom.

Transition from hallway to bathroom shall be flush.

6. Replace wall tiles throughout the entire bathroom area from floor level up to the height of the existing tiles.

7. Install new toilet partitions with a 34" door opening. Partitions to include privacy strips to cover over seams between the partitions and the door            

8. Install 1 new ABA comfort height compliant toilet and replace existing flush unit with new similar type.

9. Reinstall trap seal primer.

10. Drill floor and redo plumbing to accommodate relocation of 1 toilet.

11. Install 1 new urinal with assoc. plumbing and new flush unit similar to existing

12. Install 2 stainless steel sanitary napkin disposal boxes

13. Install grab bars behind and beside 1 toilet in accordance with ABA specifications.

14. Install new toilet paper dispenser in accordance with ABA specifications. Dispenser must be able to hold 2 rolls of all brands of 9" paper rolls.

15. Install new vanity countertop in accordance with ABA specifications. Countertop to contain holes appropriate for the installation of the faucet agreed upon.

16. Install new sink with automatic faucet, mixing valve and proper pipe insulation under counter in accordance with ABA specifications.

17. Install new sink with automatic faucet, mixing valve and proper pipe insulation under counter in accordance with ABA specifications.

18. Install 1 new mirror in accordance with ABA specifications. Size to be 24”w x 36”h.

19. Install new paper towel dispenser. 8" Hands Free Dispenser, 16" x 13" x 10", Manual, No Batteries Required, Pull towel off, next one appears. No levers or push buttons.

20. Install new garbage can

21. Install manual soap dispenser. Dispenser needs to be able to accommodate Scott 1 liter soap cartridges.

22. Install new T-Bar ceiling grid and tiles in washroom and vestibule areas

23. Install manual soap dispenser. Dispenser needs to be able to accommodate Scott 1 liter soap cartridges.

24. Install 2 new LED flat panel light fixtures with ceiling mounted dual sensor motion

25. Install 1 baby change table

26. Install 6” baseboard around the vestibule area with bathroom’s floor tile material.

27. Repair wall wherever needed due to plumbing removal and damage that may occur

28. Retain floor drain

 29. Install hot and cold water shut off valve inside the washroom wall area  (if not existing)

for hot & cold water.

 31. Retain proper ventilation of the washroom

Installations to also include repairs as below:

  • Holes where plumbing will be removed and capped.                                   
  • Damage caused by installing door operating buttons in men's and ladies needs to be remedied.
  • Damage caused by installing grab bar anchors must be repaired.
  • Grab bars/ baby change tables may not be able to be mounted to existing tile due to air gap between tile and the wall.

      1. PADDLES – Hardwired to match existing, surface mount with stainless enclosure, blue print on stainless steel button BEA push plates, Model # 10PBR451 or equivalent.

      1. LIGHT FIXTURE - RECESSED LIGHT, 35 Watts LED equivalent

      1. PARTIONS - 304 Stainless Steel, to include all mounting hardware, hinges, coat hooks, etc. as per drawings.  The partitions openings need to be configured as such to maintain privacy. If needed, privacv plates are to be installed at the Governments discretion at no additional cost.

      1. TOILETS - Handicapped, White, 6L/fl., elongated bowl, comfort height, toilet seat, (white with open front, no lids), with new flush unit equivalent to existing .

      2. SANITARY NAPKIN DISPOSAL BOX - Surface Mounted Sanitary Napkin Disposal. Stainless steel with a satin finish. Covered. The cover is secured to the cabinet with a stainless-steel piano hinge. All accessories to be cleared off on by the COR before items are placed on order. The COR can refuse any or all of the submitted proposals for accessories as they see fit to comply with the Scope of work as above.

Attachment: ABA Standards (enhanced single file version) (access-board.gov) shall be referenced in conjunction with the layout and placement of the above items needed to complete the layout, and installation of partitions and fixtures within the restrooms according to ABA Standards
