East: Lamar Avenue South to 115th Street; Head South on 115th Street to 119th Street. Take 119th Street East to Lamar Avenue and then South to 127th Street. Head East on 127th Street to Nall Avenue. Head South on Nall Avenue to 131st Street and then West to Lamar Avenue. Take Lamar Avenue South to 135th St.
South: 135th Street.
West: Interstate 35 / U.S 69 highway.

Additional Requirements:
- Space must be contiguous and not split by a public corridor.
- Ability to install restrooms, showers and gym within the space.
- A minimum of 15 parking spaces are required for employee located onsite or in commercial pay parking locations with rates at or below the city average of the city. Restricted or metered parking of one hour or less within the two-block area of the space does not meet parking requirements.
- Ability to install 8’ high perimeter chain link fence around the 16 parking spaces for Government owned vehicles.
- Level II Security.
- Space shall not be located within 500 walkable LF of businesses whose primary operation is night clubs, pawnshops, firearms sold/discharged, massage parlors, or where there are tenants related to detention facilities, or other businesses that produce noise or smells detectable within the office space.
- Proposed space cannot be on or below the first floor of the building.
- Proposed space cannot be located in a building that houses planned parenthood clinics, mental health clinics, immigration, probations, public defenders, private firms whose primary clientele are involved in or have ties to criminal elements, agencies providing probation and/or parole services, halfway houses, or private law firms representing drug offenders.
- The site shall be easily accessible by main thoroughfare but inconspicuous or discreet to public and traffic.
- Building must be able to provide on-site secured parking for Government official vehicles.
- Office space cannot be located in a high crime area as determined by the Government.
- Building may not be owned in part or in full by any company, business or entity that is subject to regulation by the Food and Drug Administration.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). Expressions of interest must include the following information:
- Building/site name and address and location of the available space within the building/site;
- Rentable square feet available and expected rental rate per rentable square foot (for each space type: Office and Warehouse), showing the rent broken into Shell rent and Operating expense rent;
- ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any);
- Date of space availability;
- Building ownership information;
- Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any), plus address how the parking requirements will be met;
- Energy efficiency and renewable energy features existing within the building and if it is Energy Star rated;
- List of building services provided;
- One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout;
- Name, address, telephone number, and email address of authorized contact;
- In cases where an agent is representing multiple ownership entities, written acknowledgement;
- Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement.
