U.S. GOVERNMENT

General Services Administration (GSA) seeks to lease the following space:

State:  CA

City:  Imperial

Delineated Area:  City Limits of Imperial

Minimum Sq. Ft. (ABOA):  14,500

  • Additional Requirements:
  • Minimum 15’-0” slab to ceiling clearance in warehouse areas.
  • At least one 12’ wide x 14’ tall electrically operated overhead garage door.
  • Floor drains will be required near inside overhead garage doors.
  • The space shall be protected with fire sprinklers.
  • The work area within the interior vehicle parking space shall be heated.
  • Air conditioning will be provided in certain areas of the warehouse.
  • Separate HVAC controls for the office and warehouse areas are required.
  • LAN Room shall be equipped with a 24/7 standalone HVAC system.
  • Slab on grade sealed concrete capable of supporting tractor trailer trucks – minimum 6” slab thickness.
  • Frost-proof exterior hose bib shall be available for ATF use at the 14’ high roll-up garage door.
  • Antenna roof rights.
  • Building shall be in reasonable proximity to Police and Fire/Medical Response facilities that can allow for response within approximately 10 minutes.
  • If a railroad exists near the facility, the building must be located a minimum of 50 feet from an active railroad track.
  • Daily cleaning, renovation in existing space, and scheduled maintenance must be conducted during regular business daytime hours between 8 AM to 3:30 PM. All after-hour work must be scheduled through ATF.
  • Other Unique Requirements can be found on the Agency Specific Requirements (“ASRs’).

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 100-year flood plain.
