Description

Building 249 is a three story, Enlisted Unoccupied Personnel Housing (EUPH)barracks facility.The current dwelling unit space configuration is being updated to meet newArmy standards whichis mandatory for renovation projects. Two bedrooms sharing one bathroom(2+1) is the currentstandard renovation design requirement. Fort Irwin Garrison Command approveda space modelwhich was provided to USACE by Ft. Irwin?s DPW. Additionally, this projectlooks to repair failingbuilding system and deteriorated infrastructure in the building. Theserepairs are in support of theGarrison Command which provides standardized, effective, and efficientservices, facilities, andinfrastructure to the soldiers of the National Training Center and FortIrwin California, their familiesand civilian support in the execution of the mission. These repairs envisiona model for enhancingsafety, well-being, and readiness in the defense of our country. Thisproject looks to repair andreplace deteriorated and failing building systems to include replacement ofall exterior windows,new metal sunshades on the south fa�ade, replacement of doors and framesexcept grouted doorframes, roofing, repairs to existing exterior EIFS wall finish, and providea new roof to the existingtrellis. Also, this project looks to provide new HVAC and controls,mechanical/plumbing system,electrical, lighting and lighting controls with replacement systems that areenergy efficient and firealarm control systems. Interior work includes installing new floor finish,providing new wall finish,and new ceilings. Several interior walls of the existing dwelling units willbe demolished toaccommodate the new 2+1 space configuration. Some of the walls demolishedare load bearingwalls, therefore new structural columns and beams will be provided inconjunction of new metalstud and gypsum wall board walls. This project will bring the facility up tothe current 2+1 Armystandard, health safety code and anti-terrorism and force protectionstandards.
