PROJECT DETAILS: KADENA HEIGHTS IMPROVE FAMILY HOUSING FOR 12 UNITS, KADENA AIR BASE
Scope of Work: Provide interior and exterior modernization, renovation and repair of specified housing units. The work shall consist of, but is not limited to, providing all labors, materials, transportation, and performing all work necessary for the improvements to the family housing. Upgrades interior and exterior service lateral utilities, communication infrastructure, landscaping, trash enclosure, road/parking surfaces, sidewalk, pavement marking and other support facilities to meet current standards. Work include replacement of windows, exterior and interior doors including frames, ceiling. Upgrade kitchen with the provision of secondary dining or pass-through counter, living room, dining room, family room, bathrooms, bedrooms, laundry, hallways, stairs, storage, closets, patio, mechanical room, roof covering including electrical, communication, plumbing, water distribution, waste collection system and replace ductwork for the air conditioning system. Include demolition, disposal, HAZMAT remediation, testing/abatement for asbestos/mold/lead based paint, and other work necessary to complete the project, ready and usable facility. The overall facility improvement shall be permanent and designed to meet the current Family Housing Standard and shall be in accordance with UFC 1-200-02 High Performance and Sustainable Building, UFC 3-600-01 Fire Protection Requirement and other latest applicable DoD Unified Facilities Criteria. Magnitude: IAW FAR 36.204(g), Disclosure of the magnitude of construction projects, the project is estimated to be between $5,000,000 and $10,000,000.

Site Visit: If you’re requesting for first time access on Kadena Air base, please contact the Contract
Administrator immediately or before COB 27 Aug 21 to ensure that you have the full information
required to get access on base. This includes, but not all inclusive, additional protocols for getting
access on base due to COVID-19. If not provided before this date, access on base may not be processed

NOTE: This Housing Renovation Projects will be performed in its entirety in the country of Japan. The successful offeror must be licensed and registered to perform work in the country of Japan.
