Notice of Intent
Leased Space for the U.S. Federal Government
Lansing, MI
The U.S. Government currently occupies office and related space in a building under a lease in Lansing, MI that will expire on July 26, 2025. The Government intends to negotiate a renewal option for a 5 year/3 year firm term. The Government has a continuing need for this space and anticipates exercising the renewal option unless alternative space is economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure.
General Services Administration (GSA) seeks to lease the following space:

Unique Requirements:
-The building must comply with UFC requirement documents.
-Parking must accommodate:
• 16 reserved spaces for Military assigned
• 8 structured spaces broken down as follows:
o 4 spaces for 2 rock walls (9 feet wide, 28 feet long, 9.5 feet tall, would use 2 spaces per
wall length wise).
o 1 space for Stake Rack 1 ton truck (8.5 feet wide, 20.5 feet long, 6.5 feet tall).
o 2 spaces for two 1-ton RW trucks (8.5 feet wide, 20.5 feet long, 6.5 feet tall).
o 1 space for 15 passenger van.
-Visitor parking for up to 20 vehicles is required.
-Ideal space would be contiguous on one floor, but 2,000 ABOA s.f. of warehouse space may be on another floor. Floor load capacity for warehouse space must be capable to withstand the weight of pallets of paper approximately 4,131 lbs. or 2 tons.
-Double door access to warehouse storage is required.
-Loading dock for deliveries with access for semi-trucks is required.
-Freight elevator is required, lift weight of 2,040 lbs. is required if warehouse is not on the main level.
-Parking spaces must be on-site or within one block of building
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Expressions of Interest must be received in writing no later than May 10, 2024, at 4:00 PM CST, and must include the following information at a minimum:
1) Building name and address
2) Location of space in the building and date of availability
3) ANSI/BOMA Office Area (ABOA) square feet offered and rentable square feet offered 4) Name, address, telephone number, and email address of authorized contact
5) All interested parties must either submit evidence of ownership and/or written authorization to represent the owner(s). Any submission received without documentation of ownership and written authorization to represent the owner(s) will not be considered until such time the documentation has been received which also must be submitted prior to the Expression of Interest Due Date.
6) Full Service Rental Rate (includes all utilities, all janitorial for tenant's space and common areas, maintenance) for a 5 year lease.
