GSA Public Buildings Service
U.S. GOVERNMENT
General Services Administration (GSA) seeks to lease the following space:
State: Virginia
City: Arlington
Delineated Area: Northern, VA Submarket
Minimum Sq. Ft. (ABOA): 34,708
Maximum Sq. Ft. (RSF): 40,984
Space Type: Office
Parking Spaces (Total): 15
Full Term: 5 years
Firm Term: 5 years

Additional Requirements:
- Continuing need for space consisting of 18,742 ABOA SF of regular office space and 15,966 ABOA SF of SCIF space.
- The proposed location must be located within 2,640 walking feet from a Metro station.
The Government currently occupies 34,708 ABOA SF of office space in a building under a lease expiring on March 29, 2024. The Government seeks to add a renewal option not to exceed 60 months but is considering alternative space if economically advantageous.
Offered space must be able to supply at least 34,708 ABOA SF and must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure for the entire 34,708 ABOA SF.
The Government’s decision regarding whether or not to relocate will be based, in part, on information received in response to this notification. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements.
Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space.
Interested parties are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Expressions of Interest should include the following:
1) Building name & address;
2) Contact information and e-mail address of Lessor’s Representative;
3) ABOA and rentable square feet of available office and warehouse space;
4) Floorplans of the available space (if available);
5) Number of parking spaces available on-site, and a site plan showing the parking (if available);
6) Asking rental rate per ABOA and rentable square foot (Full Service), inclusive of a standard GSA warm lit shell within the office space, and a tenant improvement allowance of $58.96/ABOA SF and a $25.00 per ABOASF Building Specific Amortized Capital (“BSAC”) allowance included for the entirety of the offered space;
7) A description of additional tenant concessions offered, if any; and
8) Date building will be ready for commencement of tenant improvements.
