Scope of Work:
Contractor shall supply all equipment, tools, supplies, and labor necessary to provide routine maintenance, service, and service inspections on the following Trane CenTraVac Chillers:

Contractor to provide the following on each of 3 chillers:
11 Operating Inspections per year to include the following:
Check and record operating temperatures, pressures and amperages.
Verify proper operation of safety controls.
Verify operation of purge.
Change oil in purge vacuum pumps when required.
Verify proper operation of control circuit.
Perform Trane Kestrelview Analysis.
Review operating log with engineer.
Report any uncorrected deficiencies noted. Recommend upgrades to improve efficiency.
ANNUAL ROUTINE MAINTENANCE SERVICE to include the following:
Pressure test CenTraVac and report minor leaks.
Tighten all exposed flanges and seal all bolts.
Inspect purge system and clean purge pump, purge oil separator, and purge drum.
Inspect & calibrate safety controls.
Meg CenTraVac motor and oil pump motor.
Tighten all starter terminals and check contacts for wear.
Change oil in CenTraVac upon request, Owner responsible for additional materials & oil recovery fees.
Tighten motor terminals.
Change oil filter as required.
Tighten oil heater leads.
Verify proper operation of vane positioner.
Take oil sample and conduct Spectrographic Oil Analysis for acid and metal content.
Perform Refrigerant Analysis.
Provide Refrigerant Usage reports.
Report any uncorrected deficiencies noted.
CONDENSER TUBES:
Clean condenser tubes once per year on each of 3 chillers.
EDDY CURRENT TESTING ON CONDENSER & EVAPORATOR TUBES (Year 1 ONLY):
Perform Eddy Current testing on Condenser & Evaporator tubes on each of 3 chillers. Plug any tubes that are suspect.
Contractor shall coordinate all maintenance, service, and inspections with the COR (HVAC&R Supervisor) during normal working hours. (8:00 AM 4:30 PM Monday Friday).
Contractor shall provide phone response to emergency calls within one (1) hour of receiving call and a two (2) hour response time (technician on site) for all emergency calls 24/7. VAMC will determine what calls they consider emergency and will notify the call service as such. Up to two (2) hours of emergency services time will be included in the agreement.
Contractor shall provide all scheduled maintenance and repair labor, maintenance and repair parts, and all other materials necessary to perform eleven (11) operating inspections per year, annual routine maintenance service, annual condenser tube cleaning, and all other services as described in Attachment A to each of the units listed above.
Contractor shall provide up to 100 pounds of replacement refrigerant per unit per year.
Contractor shall provide detailed preventative maintenance reports, service reports, and inspection reports within forty-eight (48) hours of completion of these services.
Contractor shall follow all VA Medical Center requirements concerning lockout/tagout procedures as required and VAMC/EPA hazardous waste removal and disposal requirements.
Contractor shall remove and dispose of any equipment and wiring that they or their subcontractors remove from service and will no longer be needed after ensuring with the COR that the facility does not want to retain it. All trash will be removed daily and all areas that work was conducted in will be placed back to the same condition as it was prior to work being performed.
